Credits are useful. They are not magic on the cap. If the loan amount is $1,125,000, a $15,000 credit does not pull it under $1,104,000. It can cut what you bring to escrow, if the program allows that concession.

Credit versus price cut

  • Seller credit: usually toward buyer closing costs and allowed prepaids. Cash to close falls. Loan amount stays tied to the contract price and down payment.
  • Price reduction: can change the loan amount because the price changed. That is how you move a file relative to the $1,104,000 line, if the new loan amount actually moves.
