Closing day is not one mysterious fee. It is a stack of line items. Some go to the title company and escrow. Some go to the lender. Some are prepaid months of insurance or interest. Taxes settle based on when you close in the tax year. We walk the categories first, then put your address and loan program on a Loan Estimate.
The categories buyers actually pay
- Title and escrow. Title search, owner's or lender's title policy, escrow settlement, recording, and related courier or wire fees. California purchase files almost always run through escrow.
- Lender fees. Origination, underwriting, processing, credit report, flood cert, and any appraisal you pay for. Points are optional and separate from base fees.
- Prepaids. Prepaid interest from funding to month-end, first year of homeowners insurance if required upfront, and often a few months of insurance into the escrow account.
- Taxes and impounds. Property tax prorations at closing, plus months of taxes the lender may collect for the escrow account when the loan is impounded.
- Program add-ons. FHA upfront mortgage insurance, VA funding fee when not exempt, and conventional mortgage insurance premiums when applicable. Those are product rules, not a San Diego surcharge we invent here.

Loan size still follows the loan amount
Closing costs do not change the 2026 San Diego County 1-unit high-cost conforming line of $1,104,000. Jumbo versus conforming is still loan amount, not list price. See loan limits. Seller credits that reduce cash to close are not the same as a price cut that changes the loan. Caps and structure live on seller credits and loan amount.
