Self-employed mortgage documents in California
Quick answer: Plan on tax returns (all pages), K-1s if you have a partnership or S-corp, and bank statements. Those are documents, not a shortcut and not a new loan product. Underwriting may ask for more. We do not invent income formulas on this page.
If you own the business, W-2 stubs will not carry the file. I need the returns. I need the K-1s when they exist. I need statements for the accounts that pay the down payment. That is the start, in San Diego County and Riverside County, same as anywhere we originate in California.
What to send first
- Federal tax returns, all pages, typically two years. Personal returns. Business returns if you file them. Include schedules. Blank pages stay in the PDF.
- K-1s. Partnership or S-corp income shows up on K-1s. Missing K-1s stall the file.
- Bank statements. Two months for assets is the usual start. All pages. Large deposits need a paper trail. Statements are documents. They are not a magic qualifying product on this page.
- Photo ID and the rest of the pre-approval documents list.
Year-to-date profit and loss, CPA letters, and business-use-of-home add-ons show up when the returns need them. I will ask if the file needs them. I will not tell you to add income back on a napkin.
