Loan Estimate vs Closing Disclosure timing in San Diego
Quick answer: The Loan Estimate must be delivered or mailed within 3 business days after an application (the six pieces: name, income, Social Security number for a credit pull, property address, estimate of value, and loan amount sought). That is 12 CFR 1026.19(e) and CFPB TRID rules. The Closing Disclosure must reach you at least 3 business days before consummation (closing). That is CFPB Ask CFPB and 12 CFR 1026.19(f). A corrected Closing Disclosure restarts a new 3-business-day wait only if the APR becomes inaccurate, the loan product changes, or a prepayment penalty is added. Other changes get a corrected CD at or before closing with no new wait. HELOC, reverse mortgages, and some subordinate loans do not use LE and CD the same way (CFPB note). We do not invent rates on this page.
Buyers ask me the same thing every week: when do the disclosures show up, and will a last-minute change push closing? The answer is timing rules, not marketing. Know Before You Owe (TRID) sets when you get the Loan Estimate and when you get the Closing Disclosure.
Loan Estimate: the early picture
- Trigger: an application with the six pieces (name, income, SSN for credit, property address, estimate of value, loan amount sought).
- Deadline: deliver or mail within 3 business days after that application. Cite: 12 CFR 1026.19(e).
- Job: show estimated loan terms, closing costs, and cash to close so you can compare. See cash to close breakdown and purchase closing costs San Diego.
Closing Disclosure: the final three-day window
You must receive the Closing Disclosure at least 3 business days before consummation. Cite: 12 CFR 1026.19(f) and CFPB Ask CFPB: When do I get a Closing Disclosure?. Use that window to read cash to close, APR versus interest rate, and fees against the Loan Estimate. APR explainer: APR vs interest rate.
When a corrected CD restarts the wait
Only three change types force a new 3-business-day wait after a corrected Closing Disclosure: APR becomes inaccurate, loan product changes, or a prepayment penalty is added. Other changes still get a corrected CD at or before closing. They do not restart the clock.
Products that skip the LE/CD pair
HELOC, reverse mortgages, and some subordinate loans do not use the Loan Estimate and Closing Disclosure the same way. CFPB notes those exceptions. If that is your product, we walk the disclosures that apply to that file.
