Homeowners exemption after you buy in San Diego
Quick answer: File the Homeowners' Exemption (form BOE-266) once with the San Diego County Assessor after you move in. It takes $7,000 off your assessed value, which the Assessor says saves about $70 a year. File by February 15 for the full exemption. File February 16 through December 10 and you get 80%, about $56. It is not automatic, and the Assessor cannot grant it for a past year.
New owners ask me this right after closing, usually when the first tax bill shows up. It is a small number, but it is free money every year you live there, and nobody files it for you. Escrow does not do it. I do not do it. You do.
The rule in plain terms
- Who: an owner who lives in the home as a principal residence. Rentals, vacant homes, and second homes do not qualify.
- How much: $7,000 off the assessed value. San Diego County describes the savings as about $70 a year.
- Deadline: by 5 p.m. February 15 for the full exemption. February 16 through December 10 gets 80%.
- New purchase: if you move in within 90 days of the change in ownership, the same claim also applies to the supplemental assessment, and it carries into future years.
- One time: once granted it stays until you stop living there. You have to tell the Assessor when that happens.
How it shows up in your payment
If you have an impound account, the lower tax bill flows into your escrow analysis. In my approvals I estimate San Diego property tax from the purchase price, so $70 a year will not change whether you qualify. Mello-Roos and other special assessments on the bill are not reduced by the exemption. See supplemental property tax bill and escrow impound cushion for the bigger tax pieces after closing.
How to file
The Assessor takes the BOE-266 by email, mail, or in person. Look at the upper right of your tax bill under Exemptions. If you see Homeowners' $7,000, you already have it.
