Vista Clears 15 Homes on West Bobier and Keeps Frog Rock
The Coast News reported that Vista Planning Commission unanimously approved 15 attached homes at 552 West Bobier Drive, the 1.67-acre vacant lot at the city's western entrance from Oceanside. SWS Engineering is keeping Frog Rock, the painted boulder that has been a local landmark for decades, plus the other large granite boulders on the north end of the site.
What was approved
The parcel sat empty for nearly 20 years after a single-family house came down. The new plan is 15 two-story, three-bedroom attached homes, a private road, dedicated open space, and a walking trail. Each home gets a driveway and a two-car garage (four spaces), plus five guest stalls on site. Density is nine units per acre, under the General Plan cap of 10. The city waived a 12-unit local limit and several design rules: no side setbacks (5-foot minimum), average lots of 3,808 square feet (6,000 minimum), and 77% lot coverage (60% maximum). No rezoning. SWS president Mike Schweitzer told commissioners on June 16 that keeping Frog Rock was part of the site design. The homeowners association will maintain the paint. The developer will add sidewalk, curb, gutter, and enhanced paving on West Bobier, with access from that street. Directly west is Oceanside's 323-unit Modera Melrose.

- This is a small for-sale attached project on the Vista-Oceanside edge, not another South Santa Fe apartment building.
- If you own nearby, watch construction traffic and the West Bobier frontage work.
- The 12-to-15 unit waiver is the same density-bonus pattern already showing up on other Vista infill sites.
