Coast Villas Is in the Ground: 56 Senior and Veteran Apartments on South Coast Highway
The San Diego Business Journal reported Aug. 13 that San Diego Community Housing Corp. and National CORE are building Coast Villas, a $36 million affordable building at 1111 S. Coast Highway on a former used-car and repair lot. This is a different project from the 373-unit downtown Blocks 5 and 20 approval already on this news board.
What is being built
Completion is October 2027. The mix is 35 studios (350 square feet), 16 one-bedrooms (520), four two-bedrooms (709), and a manager unit. Fifteen apartments are set aside for veterans who are or have been homeless, 12 of those for people with serious mental illness. There are only 12 covered parking stalls, which the developer says fits a low-income senior project next to transit. The city put in $4.25 million plus vouchers.
Why it matters
- South Coast Highway is picking up small, service-rich senior housing, not more pier-adjacent condos.
- If you own nearby, the construction period runs into late 2027.
- It does not add for-sale inventory, so it will not relieve the downtown condo shortage.
