Downtown Oceanside's Last Two Master-Plan Blocks Approved for 373 Homes
On Jan 14 the Oceanside City Council approved, 3-2, a Ryan Companies mixed-use project on Blocks 5 and 20, the paid parking lots along North Myers Street split by the Pier View Way underpass. This finishes a nine-block downtown plan that started in 2000. It is the largest Oceanside housing approval not already on this site.
What Council approved
The plan is an eight-story building with 193 units and a seven-story building with 180 units, plus about 17,400 square feet of commercial space and 560 parking stalls. Thirty-eight units would be low-income. Council added a condition to keep the upper-floor gap between the buildings as wide as the Mission Pacific and Wyndham corridor so ocean views down Pier View Way are not pinched. Smaller three- and five-unit coastal condos had August hearings, which are too small to lead this briefing.
Why it matters
- If you own or want a downtown condo near the pier, these two buildings replace a parking lot with hundreds of new neighbors and new ground-floor retail.
- Parking downtown gets tighter even though the project is over-parked on paper.
- View corridors and construction staging on Myers and Pier View Way will show up in listings well before anyone moves in.
