The Samuel Breaks Ground on 197 Apartments at Adams and Idaho
CEDARst closed an $80 million construction loan from CrossHarbor Capital Partners and started work on The Samuel at Adams Avenue and Idaho Street. This is a different project from Lumina on Illinois, which is a 65-unit boutique building aiming for a December finish, and from the Mid-City plan capacity story already on this news board.
What is in the ground
JLL arranged the financing. KPRS is the general contractor. The 197-unit building is planned with 189 parking spaces, a pool, fitness center, coworking lounge, and a sunset-facing roof deck. Completion is targeted for September 2028. Adams and Idaho is a larger infill box on a commercial corner, not a 7,200-square-foot Complete Communities lot.
Why it matters
- North Park is stacking three different rental products at once: Lumina's small Illinois building this winter, The Samuel's 197 units in 2028, and the Mid-City upzone on paper.
- If you own nearby, construction staging on Adams is the near-term issue.
- If you are buying a small condo, this is more competing rental supply, not more for-sale inventory.
