Lumina on Illinois Street Targets a December Finish for 65 Apartments
Construction of Lumina at 4202 Illinois St. has hit a milestone, with a December 2026 finish in sight. NP Illinois and Good & Roberts are building a five-story, 65-unit building with 540 square feet of ground-floor retail on a 7,215-square-foot infill lot. That is a different story from the Mid-City community plan capacity already published. If you own a small lot on Illinois or 30th, this is what Complete Communities looks like when it actually gets built.
The mix
The mix is 33 studios, 22 one-bedrooms, and 10 two-bedrooms, from about 340 to 1,000 square feet, aimed at middle-income renters rather than ultra-luxury. The project uses Complete Communities, the city program that allows more density and less parking near transit.
Why it matters
- North Park's for-sale market is still mostly older homes and small condos. New boutique rentals on Illinois add competition for tenants and another mid-rise on a tight residential block.
- Parking and construction staging are the neighbor issues through year-end.
- Buyers on Illinois should ask about remaining construction, not assume December means quiet streets on day one.
