Carlsbad Village Square Condos Clear Planning Commission, Head to Council
Carlsbad's Planning Commission voted 6-1 this month to recommend City Council approval of Village Square, a four-story mixed-use building at 430 Carlsbad Village Drive and State Street. This is a different site and a different project from the 50-unit building Council already approved at 840 Carlsbad Village Drive on July 28.
What the project is
The 0.17-acre lot would replace two shipping-container restaurants with seven for-sale condos and about 2,978 square feet of ground-floor commercial space. One unit would be deed-restricted for a low-income household, which lets the developer use state density bonus law for five waivers, including commercial parking, setbacks, and ground-floor commercial frontage. Council is expected to take it up later this year.
Why it matters
- For-sale product near the Village Coaster stop is scarce. A second mixed-use condo building on the same corridor tells you Village land values and HOA living are the near-term play, not another round of low-rise retail.
- If you are shopping Village condos, watch parking, HOA dues, and how close this sits to the train station.
- Density bonus waivers will keep showing up on small Village lots. Underwrite the building, not just the address.
