Carlsbad Village Mixed-Use Condo Project Approved Despite Parking Debate
Downtown Carlsbad’s Village area is adding another higher-density for-sale project. In late July 2026, the City Council approved a five-story mixed-use building with 50 condominiums and ground-floor commercial space.
How state rules shaped the approval
Because the project includes affordable housing, state density bonus law allowed more homes than base zoning would otherwise permit. Reporting also noted height above the Village’s standard limit and reduced parking requirements because of proximity to the Carlsbad Village Coaster station.
Why it matters
- For-sale condos near transit remain a scarce product type in much of North County.
- Parking and height will keep showing up in Village land-use debates.
- Buyers eyeing Village living should stress-test HOA dues, parking reality, and resale depth for condo product.
