SDHC middle-income assistance in 921 ZIP codes

Quick answer: SDHC middle-income assistance is a City of San Diego, 921-ZIP conversation. It is not County DPA and it is not City of Chula Vista DPA. On our 2026 down payment assistance page we describe the published middle-income structure as a $40,000 deferred down-payment loan plus a $10,000 closing-cost grant ($50,000 total), with a published maximum purchase price of $1,250,000. Funding opens and closes. We are not SDHC. Confirm current guidelines before you count it in an offer.

SDHC middle-income is the City of San Diego 921-ZIP file. It is not County of San Diego DPA and it is not City of Chula Vista DPA. Left Coast Leaders, Inc. (NMLS #2394495) is a participating-lender conversation, not the Housing Commission. Amir Nurani (NMLS #197458) will not treat a blog figure as a commitment. We are not SDHC.

What our 2026 DPA page already publishes

I am not inventing new dollar amounts here. On that LCL page, SDHC middle-income (about 80% to 150% AMI) in 921 ZIP codes is described as $50,000 total published assistance, structured as a $40,000 deferred down-payment loan plus a $10,000 closing-cost grant. The grant can be forgiven after three years if you keep occupying. Simple interest on the loan. Maximum purchase price in those materials: $1,250,000. If SDHC's current guideline differs, the guideline wins.

Low-income SDHC is a different tier on that same page, often waitlisted or closed even when middle-income is open. Do not mix the two. Funding opens and closes. Confirm before the offer.

921 ZIP is the map, not a vibe

Clairemont, Linda Vista, Mission Valley, North Park, Pacific Beach, Point Loma, University City, and other City of San Diego 921 ZIPs are the usual SDHC conversation. Otay Ranch in Chula Vista is not. Unincorporated Bonita is not. If the property is outside the city, look at County or that city's program. First-time buyer, occupancy, income, and a participating lender still apply. First-time overlay: first-time homebuyer San Diego 2026.

The first mortgage still has to fit

SDHC is a junior loan. The first can be FHA or conventional when pairing is allowed. VA pairing is a separate check. Loan amount on the first still has to respect the 2026 1-unit high-cost figure of $1,104,000 if you are on FHA or high-balance conventional. CalHFA MyHome is a statewide stack, not a substitute for the 921-ZIP map. See CalHFA MyHome stacking with FHA vs conventional. Pre-approval that names DPA: San Diego mortgage pre-approval.

Frequently asked questions

Does SDHC middle-income assistance work outside a 921 ZIP?

Usually no. SDHC is a City of San Diego Housing Commission program. The property address, not where you currently rent, decides the agency. Chula Vista, unincorporated county, and many East County cities are different programs. See City of Chula Vista DPA vs SDHC vs County if the map is unclear.

What dollar amounts do you use for SDHC middle-income?

Only the figures already published on our 2026 down payment assistance page: middle-income (about 80% to 150% AMI) in 921 ZIP codes, $50,000 total published assistance, structured as a $40,000 deferred down-payment loan plus a $10,000 closing-cost grant that can be forgiven after three years if you keep occupying, with a published maximum purchase price of $1,250,000. If SDHC has changed those numbers, the program page on that post and SDHC's current guideline win.

Can I pair SDHC with FHA or conventional?

Sometimes, when the first mortgage is a product SDHC will sit behind and a participating lender is in the file. Stacking with CalHFA MyHome is a separate check. Do not write an offer that depends on SDHC until funding, income, occupancy, and first-mortgage pairing are confirmed. We are not SDHC.

Buying in a 921 ZIP and looking at SDHC middle-income?

We will check whether the address is SDHC territory and whether the first mortgage can sit in front of that junior loan.
