CalHFA MyHome stacking with FHA vs conventional in San Diego

Quick answer: CalHFA MyHome is a deferred junior loan that stacks behind a CalHFA first mortgage, offered through approved lenders. On our 2026 down payment assistance page, published structure is up to the lesser of 3.5% of purchase price or appraised value with a CalHFA FHA first, and up to the lesser of 3% with a CalHFA conventional first. I am not inventing other assistance amounts. Income, occupancy, and current CalHFA limits still have to clear. Funding and pairing are confirmed before the offer.

MyHome is the statewide workhorse. It is not SDHC and it is not County of San Diego DPA. The figures I will use are the ones already on down payment assistance programs for San Diego buyers 2026. 921-ZIP overlay: SDHC middle-income in 921 ZIPs. FHA vs conventional on the first: FHA vs conventional in San Diego.

Left Coast Leaders, Inc. (NMLS #2394495) is a CalHFA-approved-lender conversation when the file fits. Amir Nurani (NMLS #197458) will not invent an assistance dollar amount that is not already on that DPA page.

Published MyHome structure we already use

From that LCL page, MyHome is a deferred-payment junior loan used with a CalHFA first mortgage:

  • With a CalHFA FHA first: up to the lesser of 3.5% of purchase price or appraised value for down payment and/or closing costs.
  • With a CalHFA conventional first: up to the lesser of 3% of purchase price or appraised value.

No monthly payment on MyHome while you own and occupy. It is still a lien. When you sell or refinance, expect to repay it. Income limits and sales-price limits are CalHFA's, checked at calhfa.ca.gov, not invented here. Occupancy is required.

FHA vs conventional is still the first mortgage

MyHome does not replace MIP vs PMI, credit overlays, or the 2026 San Diego County 1-unit high-cost figure of $1,104,000. $832,750 is the national FHA/conventional baseline, not the county ceiling. If the CalHFA first would sit above $1,104,000, you are not in a standard MyHome plus high-cost conforming conversation. Run FHA and conventional on the same address, then see which CalHFA first MyHome will sit behind. FHA limits: FHA loan limits San Diego 2026.

Do not double-count local DPA

SDHC middle-income is a 921-ZIP City of San Diego file. County DPA is a different map. Chula Vista has its own program. Stacking MyHome with any of those is allowed only when both guidelines say so. Dream For All is a separate CalHFA product with a voucher draw, not a MyHome add-on. Confirm pairing before the offer. First-time overlay: first-time homebuyer San Diego 2026. Pre-approval: San Diego mortgage pre-approval.

Frequently asked questions

Can I stack CalHFA MyHome with FHA in San Diego?

Yes when the first mortgage is a CalHFA FHA product, you meet CalHFA income and occupancy rules, and a CalHFA-approved lender is in the file. On our 2026 DPA page, published MyHome with FHA is up to the lesser of 3.5% of purchase price or appraised value for down payment and/or closing costs. Confirm current CalHFA guidelines. It is a lien. Expect to repay it when you sell or refinance.

How is MyHome different with a conventional first?

On that same LCL page, published MyHome with a CalHFA conventional first is up to the lesser of 3% of purchase price or appraised value. Conventional vs FHA on the first still comes down to credit, MIP vs PMI, and the 2026 1-unit high-cost line of $1,104,000. MyHome does not change that county cap. It changes cash to close if pairing is approved.

Can I stack MyHome with SDHC in a 921 ZIP?

Sometimes, when both programs allow the same first mortgage and neither guideline blocks the other junior loan. Treat that as a confirmed stack, not a default. SDHC is a 921-ZIP City of San Diego file. MyHome is statewide behind a CalHFA first. Read both. We are not SDHC and we are not CalHFA.

Want MyHome stacked with FHA or conventional?

We will check CalHFA first-mortgage pairing, income limits, and whether SDHC or County is even on the map.
