Midway Rising's 4,200 Homes Face a Heated Point Loma Forum and a New Sacramento Bill
State Sen. Akilah Weber Pierson hosted a public forum Aug. 9 at Pechanga Arena, 3500 Sports Arena Blvd., on Midway Rising, the plan to replace the aging sports arena with more than 4,200 homes, a 16,000-seat venue, retail, and parks. What is on the table
City planning documents put the 49-acre Midway-Pacific Highway site at up to 4,254 homes, including 2,000 apartments restricted to households at or below 80% of area median income, plus about 14.5 acres of parks and 130,000 square feet of commercial and retail space. NBC 7 reported developers, co-led by Legends Global, hope to break ground in 2027 if they get additional City Council approvals later this year. Voice of San Diego reported about 150 people attended the forum. Peninsula Community Planning Board chair Eric Law challenged the team on traffic onto the peninsula, citing 50,000 more people and 20,000 more cars. Midway Rising traffic engineer Amy Restelli said the project would add intersection capacity and options besides driving. Midway-Pacific Highway Community Planning Group chair Cathy Kenton endorsed the plan.
Why it matters
- If Midway Rising is built, Point Loma's nearest large mixed-use village would add thousands of rentals, not for-sale peninsula inventory.
- The California Supreme Court declined the city's appeal in January, leaving the 30-foot coastal height limit in place. The existing arena is 77 feet tall.
- Senate Bill 958 would say building height alone cannot count as a significant CEQA impact. Voice of San Diego reported Aug. 14 and Aug. 17 that San Diego lawmakers are also moving a separate gut-and-amend bill aimed at the project's environmental review.
