Village Panels Send The Pearl at Pearl and Girard Back for Height Proof
On Aug. 10 and 11 the La Jolla Planned District Ordinance Committee and Development Permit Review Committee reviewed The Pearl, a proposed three-story mixed-use building at 1941-1945 Pearl Street and Girard. This is a Village commercial-corner project, not the Bird Rock Adelante townhome lawsuit already on this news board.
What the project is
Safdie Rabines would replace a 2,980-square-foot one-story commercial building with 17,172 square feet of mixed use: six homes (one deed-restricted affordable), ground-floor retail, a lobby, and 10 underground stalls served by two car lifts. The building is designed to stay at or under the 30-foot coastal height limit. Girard's slope makes the plumb-line measurement the fight. Both committees asked the team to return with height calculations and neighbor-context renderings. DPR is tentatively Aug. 18.
Why it matters
- Pearl and Girard is one of the busiest corners in the Village. Six for-sale or rental homes here will not reprice La Jolla.
- The height ruling tells you whether Prop D still bites on a sloped commercial lot, or whether density-bonus math and car lifts become the Village template.
- Until the panels see the height proof, treat The Pearl as a review item, not approved supply.
