The Torrey Starts Leasing 450 Apartments, With Whole Foods Aiming for Year-End
Holland Partner Group is finishing The Torrey, a 34-story, $440 million tower with 450 apartments and a ground-floor Whole Foods on the old Superior Court block at Front and A. This is a different project from Kindred in Cortez Hill and from the commercial-to-housing roundup already on this news board.
What is leasing
The San Diego Business Journal reported this month that Holland has already started leasing, from 598-square-foot studios to 2,297-square-foot penthouses, and is offering eight weeks free plus a $1,000 signing bonus for same-day leases. Whole Foods takes about 40,000 square feet on two levels, with 176 dedicated stalls, and is targeting a late-2026 opening. The building has more than 500 other parking spaces, a ninth-floor nature deck, and widened Union Street sidewalks. Holland says no other downtown apartment tower is slated to open in 2026 besides this one.
Why it matters
- Downtown condo sellers now compete with a brand-new 450-unit rental tower that is buying occupancy with concessions.
- A full-size grocer on that block is the amenity downtown owners have asked for.
- If you are pricing a Cortez Hill, Columbia, or Marina condo, use The Torrey's rents and the Whole Foods opening, not 2024 comps.
