Non-warrantable San Diego condos: what still finances

Quick answer: A non-warrantable San Diego condo is a project Fannie Mae, Freddie Mac, or FHA will not treat as an approved warrantable project on that file. That does not always mean the unit cannot finance. Portfolio, some jumbo investors, FHA single-unit approval, and non-QM are the usual backups. Warrantable is a project test, not a credit score

Fannie, Freddie, and FHA each have project rules. A building can pass one and fail another. New construction without enough sold units, a hotel-like rental program, pending structural litigation, or a budget that does not reserve for known repairs are the usual San Diego flags. I am not publishing invented owner-occupancy or commercial-space percentages. Those live in the investor guide for the product we actually intend to use.

What still finances when the project is flagged

  • FHA single-unit approval when the project is not on the FHA-approved list, if that path is open for the building and the borrower.
  • Portfolio or credit-union conventional that does not need a GSE warrantable project.
  • Some jumbo investors, especially when the loan is above the 2026 1-unit high-cost line of $1,104,000 anyway.
  • Non-QM or bank-statement products when the project and the borrower both sit outside agency boxes.

Cash is also a path. It is not a mortgage. If the only bid that funds is a hard-money close, that is a different cost of capital. We name it.

Get the HOA package before you fall in love with the view

Ask for the questionnaire, budget, insurance declarations, litigation letter, and rental-cap rules before you spend inspection money. A listing remark that says "FHA OK" is not an approval.
