Poway Council OKs 47 Townhomes and Shop Space on Poway Road
Poway City Council voted 4-1 on July 21 to entitle Intracorp Homes for 47 three-story townhomes and four ground-floor commercial spaces at 13044 and 13056 Poway Road. The 2.06-acre Town Center site, formerly Sunbelt Rentals, sits in the Poway Road Corridor Specific Plan. Councilmember Jenny Maeda voted no over traffic and affordability.
What Council approved
Units run about 1,277 to 1,898 square feet, mostly three bedrooms with two-car garages. Intracorp says demolition and grading take six months, with a late-2026 groundbreaking and about 24 months of phased construction. Staff say the project is consistent with the 2017 specific plan, and that the developer could have used density bonus law to drop the retail and go taller. This is for-sale product on the main commercial street, not another apartment box.
Why it matters
- Poway Road is the city's attempt at a walkable mixed-use spine. New townhomes here tell you where inventory and construction traffic will concentrate through 2028.
