Bird Rock Adelante Townhomes Still in Court as September Hearing Nears
A 13-townhome mixed-use project at 5575 La Jolla Blvd. in Bird Rock remains tied up in a lawsuit by the La Jolla Village Residents Association. A hearing is set for September. Adelante is the live La Jolla housing item that is not already on this site.
What the fight is about
Adelante would replace an empty office building with townhomes, a roof deck, ground-floor retail, and one low-income unit. It stays under the 30-foot coastal height limit and provides more parking than units. The suit argues the project uses density bonus law to duck Bird Rock's 50% ground-floor retail rule and that a partly subterranean garage makes it a three-story building under the community plan's two-story cap. The city and developer filed a demurrer. Separately, La Jolla planning groups in July reviewed Coast Walk right-of-way and public-access fights, which matter for coastal access but are not a housing pipeline.
Why it matters
- Bird Rock's commercial strip is the rare La Jolla place where new for-sale townhomes can still be entitled.
- The September ruling will tell you whether community-plan height and retail rules still bite, or whether state density bonus law wins on La Jolla Boulevard.
- Until then, treat Adelante as a legal risk, not approved supply, when you compare Bird Rock comps.
