Escondido OKs 94 For-Sale Townhomes at Centre City and Valley Parkway
Escondido City Council unanimously approved Valley Parkway Townhomes on June 10. The 94 three- and four-bedroom homes replace T-Shirt Mart, a mostly vacant commercial building, and four self-storage warehouses on 3.51 acres at 510-520 W. Valley Parkway. Staff put the site in the Downtown Specific Plan's Gateway Transit District. Pricing is expected in the low $600,000s, which Council called missing-middle product.
What Council approved
Units are 1,354 to 1,744 square feet with two-car garages and 16 guest stalls, 204 parking spaces total. It sits next to a pipeline that already includes 70 for-sale townhomes at 613 W. Valley Parkway and the 145-unit Quince Street senior apartments under construction. If you want a newer attached home without going all the way to North City or Carlsbad, this corridor is where Escondido is putting it.
Why it matters
- For-sale townhomes in the low $600s are scarce in North County. That is a first-time and move-up number, not a jumbo number.
- This project converts a tired commercial corner into rooftops, which is the land-use shift downtown Escondido is making to catch up on state housing numbers.
- Watch the rest of West Valley Parkway. 70 more townhomes and the Quince Street senior building are already in the same pipeline.
