Kindred Apartments in Cortez Hill Top Out, Aiming for Early 2027
Framing is complete on Kindred, an eight-story affordable building on the former County Family Court site in Cortez Hill. BRIDGE Housing and the San Diego Housing Commission are delivering 125 income-restricted rentals plus one manager unit, with about 4,400 square feet of ground-floor commercial space. Opening is planned for early 2027. This is new supply on a public site, not another downtown office-to-housing conversion.
How it is financed
Homes stay affordable for 99 years at or below 60% of AMI. SDHC put in vouchers and a loan of up to about $8 million. The County contributed the land and $4 million from its Innovative Housing Trust Fund.
Why it matters
- Cortez Hill is picking up long-term affordable rentals next to transit, jobs, and downtown schools.
- That does not replace for-sale condo inventory, but it does add occupied rooftops that support retail and change the rental comps on the east side of downtown.
- If you are buying a downtown condo, treat this as neighborhood occupancy, not competing for-sale product.
