South Carlsbad's Last Big Coastal Lot Heads to Coastal Commission: 120 Townhomes or a Park
Carlsbad's last large undeveloped coastal parcel is headed to the California Coastal Commission. Planning Area F, 11 acres between La Costa Avenue and Poinsettia Boulevard just east of Ponto Beach, is the last big pad in South Carlsbad. This is a different site and a different fight from the two Village condo projects already on this news board.
What is on the table
PI Townhomes, tied to H.G. Fenton, has a live application for 120 rental townhomes, about 6,300 square feet of commercial space, and 340 parking spaces. People for Ponto wants a 6-acre community park instead and says there is no coastal park west of I-5 for six miles from Cannon Road to Moonlight Beach. The city says the lot has never been designated open space, that residential and commercial uses were already set by Council and the Coastal Commission, and that a city park is not on the table under the current application. The Coastal Commission takes up the Poinsettia Shores / Local Coastal Program amendments Oct. 7-9 in Oceanside. People for Ponto has a Sept. 17 meeting at the Cape Rey hotel.
Why it matters
- If you own or want a home in Ponto, La Costa, or south Carlsbad, this vote decides whether that last coastal pad becomes rental townhomes and shop space or stays in play as parkland.
- Either outcome changes traffic, comps, and how close you are to a public lawn versus a new HOA.
- Watch the Oct. 7-9 Coastal Commission hearing, not the Village condo votes already on this board.
